CO-WORKING SPACE

This floor is for office based, quiet uses. It will include open plan rented studios (see attached floor plan), 2 offices and a co-working space with rented desks.

The rents for the studio spaces will range from £215 and £414 pcm including service charge and VAT. The studios will be for partitioned areas of between 8.4 sqm and 25 sqm (floor plan attached). The partitions will be able to be reconfigured so some flexibility on floor areas is possible.

The offices will be £306 pcm and £426 pcm including service charge and VAT

The rented desks will be £165 a month all inclusive

We are taking expressions of interest and will be inviting formal applications for this part of the building in August. Spaces are planned to be rentable from late October.

SECOND AND THIRD FLOOR
CAPPED RENT HOUSING

These two floors will be renovated into 16 capped rent flats, similar to the flats we currently have at Rock House. Construction work on these floors will start in 2020. We will advertise the opportunity to apply for a flat widely in the town once the flats are near completion.

In the meantime, our building contractors have also set up a workshop on the third floor where they will work on the renovation of the building, particularly the windows. This space will offer as much training and employment as possible to local people.

A strategic decision was made by the team not to provide artist studios on these floors due to the high demand for affordable housing and finite opportunity to secure community housing funding. We are now exploring putting artist studios in on the lower floors.

FOURTH FLOOR
ROOF GARDEN AND BAR/COMMON ROOM

Ideas for this space are still in development as the roof needs urgent repairs to waterproof the building. We hope to eventually remove it completely to cultivate a beautiful garden and bar/common room space where tenants and the public can enjoy panoramic views of the town and ocean.

Direct access from Cambridge Road, the 37 metre squared retail space is at the front of the building and the most obvious point for public access.
