SECOND FLOOR
ARTIST-MAKER SPACE

This floor is for for artists and makers, and is suitable for those requiring ventilation or water, using chemicals or making noise. The artists studios are a ‘meanwhile solution’, while we raise the money to create 16 capped rent flats on the 2nd and 3rd floor of the Observer Building. We know affordable homes are critically important for Hastings and we are committed to starting this work, likely in late 2021. We want to offer the floor for use by local artists in the meantime for a 2 year period.

We are in the process of recruiting a floor manager for this floor. Information about this role, rents and service charge on the whole floor etc. are available here Artist-Maker Space Manager pack

The deadline for applications for this role is 31 June 2019.

Once this person is in post, they will decide how to partition the floor into separate studios, establishing the individual rents and lease arrangements and then choosing artist tenants. If you have expressed an interest in an artist studio we will be in touch in July/August to get your permission to pass your details onto that person.

Spaces are planned to be rentable from late October.

THIRD FLOOR
CAPPED-RENT HOUSING

This floor covers 485 square metres. This floor will be renovated into 8 capped rent flats, similar to the flats we currently have at Rock House.

Our building contractors have also set up a workshop on this floor where they will work on the renovation of the building, particularly the windows. This space will offer as much training and employment as possible to local people.

FOURTH FLOOR
ROOF GARDEN AND BAR/COMMON ROOM

Ideas for this space are still in development as the roof needs urgent repairs to waterproof the building. We hope to eventually remove it completely to cultivate a beautiful garden and bar/common room space where tenants and the public can enjoy panoramic views of the town and ocean.

GROUND FLOOR
RETAIL SPACE

Direct access from Cambridge Road, the 37 metre squared retail space is at the front of the building and the most obvious point for public access.

The planned use for the bottom three floors will be a vibrant mix of leisure and learning. This will be run in two ways:

  • We are taking expressions of interest from anyone who might be ready to become an anchor tenant or operate these spaces on our website.
  • The spaces that aren’t rented will be run by a new charity we’re developing - Leisure & Learning Trust – to incubate new ventures, work with local people and groups to animate the empty spaces through a year round exciting programme of events for everyone to enjoy.

LEISURE SPACE - TBC

This space is 499.4 square metres (the main space and back extension), which we plan to use for tenants offering leisure activities to the town. We imagine that this space could become a food court.

ALLEY LEVEL

The most unusual space of them all. 900 square metres of enormous ceilings, winding vaulted tunnels, nooks and crannies and even some old machinery from the OB’s past life – this space has the potential to be something truly special.
