CO-WORKING SPACE

This floor is for office based, quiet uses. It will include open plan rented studios (see attached floor plan), 2 offices and a co-working space with rented desks.

The rents for the studio spaces will range from £215 and £414 pcm including service charge and VAT. The studios will be for partitioned areas of between 8.4 sqm and 25 sqm (floor plan attached). The partitions will be able to be reconfigured so some flexibility on floor areas is possible.

The offices will be £306 pcm and £426 pcm including service charge and VAT

The rented desks will be £165 a month all inclusive

SECOND FLOOR
ARTIST-MAKER SPACE

This floor is for for artists and makers, and is suitable for those requiring ventilation or water, using chemicals or making noise. The artists studios are a ‘meanwhile solution’, while we raise the money to create 16 capped rent flats on the 2nd and 3rd floor of the Observer Building. We know affordable homes are critically important for Hastings and we are committed to starting this work, likely in late 2021. We want to offer the floor for use by local artists in the meantime for a 2 year period.

The deadline for applications for this role is 10 May.

Once this person is in post, they will decide how to partition the floor into separate studios, establishing the individual rents and lease arrangements and then choosing artist tenants. If you have expressed an interest in an artist studio we will be in touch in mid-May to get your permission to pass your details onto that person.

Spaces are planned to be rentable from July.

THIRD FLOOR
ROUGH SPACE

This floor covers 485 square metres. This is rough space at the moment with no use planned. It will be available until 2021 when the second and third floor will be repurposed as affordable housing.

We are exploring a venture with a group of local people which would make this floor into an open access makers workshop, akin to this: https://buildingbloqs.com/

They have put together a survey which they would like anyone interested in using a construction/makers workshop to fill out: https://www.surveymonkey.co.uk/r/RJHBHCH

Our building contractors will also set up a workshop on this floor where they will work on the renovation of the building, particularly the windows. This space will aim to offer as much training and employment as possible to local people.

FOURTH FLOOR
ROOF GARDEN AND BAR/COMMON ROOM

Ideas for this space are still in development as the roof needs urgent repairs to waterproof the building. We hope to eventually remove it completely to cultivate a beautiful garden and bar/common room space where tenants and the public can enjoy panoramic views of the town and ocean.

Direct access from Cambridge Road, the 37 metre squared retail space is at the front of the building and the most obvious point for public access.
