FIRST FLOOR
WORK SPACE

This floor covers 338 square metres of rentable work space.  We support local tenants who need affordable space (generally artistic, creative, tech and community organisations). This space will be partitioned into modular units that can be rented as office or studio space. They will be separate from the public areas, secure and lockable, but we want to create open and collaborative atmosphere amongst people who rent them (similar to Rock House). The plans are still being formulated for how this space will look but do get in touch if you’re a small business or individual looking for capped rent space.

SECOND FLOOR
WORK SPACE

This floor covers 435 square metres of space to be rented by local businesses. We had envisioned this as an artist-maker floor to be managed by a ‘lead tenant’ who would sublet the space. There is likely to be a construction workshop on this floor too where local people could be invited to take part in renovation tasks to regenerate the building.

THIRD FLOOR
WORK SPACE

This floor covers 485 square metres. It has a big question mark over it at the moment. We are developing ideas for short term, pod style accommodation at the moment with an adjoining classroom facility in the southern extension. This could be hired as a whole package for learning (language schools, wellbeing retreats, conferences…) and then work as a hostel with common room the rest of the time. However, this is not set stone and we’re open to suggestions so do get in touch.

FOURTH FLOOR
ROOF GARDEN AND BAR

Ideas for this space are still in development as the roof needs urgent repairs to waterproof the building. We hope to eventually remove it completely to cultivate a beautiful garden and bar/common room space where tenants and the public can enjoy panoramic views of the town and ocean.

GROUND FLOOR
RETAIL SPACE

Direct access from Cambridge Road, the 37 metre squared retail space is at the front of the building and the most obvious point for public access. We’re looking for a local retail tenant who is excited to be part of our growing community.

FRONT SECTION

This section has its entrance on Cambridge Road and covers 162 square metres. Initially it will be available for hire for events and then is likely to be rented for leisure uses (food, drink, fun activities…) in the long term.

CINEMA / THEATRE SPACE

MEZZANINE

This space is unusual with lower ceilings than the other floors as well as direct natural light from the glass windows in the pavement above. One possible use for this floor that we’re currently exploring is a hydroponic growing project akin to this award winning farm underneath the busy streets of Clapham.

The most unusual space of them all. 900 square metres of enormous ceilings, winding vaulted tunnels, nooks and crannies and even some old machinery from the OB’s past life – this space has the potential to be something truly special.
