FIRST FLOOR
CO-WORKING SPACE

Once finished (estimated summer 2020), this floor will contain co-working studios, offices and meeting rooms for office-based local businesses. We are taking expressions of interest and will be inviting formal applications for this part of the building in 2020. See first floor plans here 

SECOND AND THIRD FLOOR
CAPPED RENT HOUSING

These two floors will be renovated into 16 capped rent flats, similar to the flats we currently have at Rock House. Construction work on these floors is estimated to start in 2021, subject to fundraising.

We will advertise the opportunity to apply for a flat widely in the town once the flats are near completion. A strategic decision was made by the team not to provide artist studios on these floors due to the high demand for affordable housing and finite opportunity to secure community housing funding.

FOURTH FLOOR
ROOF GARDEN AND BAR/COMMON ROOM

Ideas for this space are still in development as the roof needs urgent repairs to waterproof the building. We hope to eventually remove it completely to cultivate a beautiful garden, glasshouse and bar/common room space where tenants and the public can enjoy panoramic views of the town and ocean. GROUND FLOOR
LEISURE SPACE - TBC

This space is 499.4 square metres (the main space and back extension), which will be used to for offer leisure and learning activities to the town.

The planned use for the bottom three floors will be a vibrant mix of leisure and learning. We are taking expressions of interest from anyone who might be ready to become an anchor tenant or operate these spaces on our website.

The spaces that aren’t rented will be run by a new charity we’re developing ­- Leisure & Learning Trust­ – to work with local people and groups and partners to create a year round exciting programme of events for everyone to enjoy. This space is currently for hire for photo and film shoots (more information here).

MEZZANINE

This space is unusual with lower ceilings than the other floors as well as direct natural light from the glass windows in the pavement above.

ALLEY LEVEL

The most unusual space of them all. 900 square metres of enormous ceilings, winding vaulted tunnels, nooks and crannies and even some old machinery from the OB’s past life – this space has the potential to be something truly special.
