ALLEY LEVEL

The most unusual space of them all. 900 square metres of enormous ceilings, winding vaulted tunnels, nooks and crannies and even some old machinery from the OB’s past life.

This space has been let to a brewery and 1066 CrossFit gym.

The Alley level will be complete mid 2021.

MEZZANINE

This floor will have a number of small units for rent to tenants offering a vibrant mix of leisure and learning activities.

GROUND FLOOR

This floor will have a cafe/restaurant, 2 incubator retail units and recording studios.

This floor will offer semi-open plan studios, offices, a co-working space and meeting rooms for office-based local businesses.

SECOND AND THIRD FLOOR
CAPPED RENT HOUSING

These two floors will be renovated into 15 capped rent flats, similar to the flats we currently have at Rock House. Construction work on these floors is estimated to start in 2022, subject to fundraising.

We will advertise the opportunity to apply for a flat widely in the town once the flats are near completion.

FOURTH FLOOR
ROOF GARDEN

Ideas for this space are still in development.

We hope to eventually remove it completely to cultivate a beautiful sheltered garden, some function rooms, a covered walkway and a private where tenants, hirers and the public can enjoy panoramic views of the town and ocean.
